We looked at 30+ markets in two rounds. At market prices, a leveraged Airbnb anywhere earns about what a safe Treasury bill pays. The deals that make real money are bought below market, with cheap debt, in a place whose prices are already rising. Crete is the one place where all three line up for you right now.
Leverage multiplies everything, including the buying and selling costs. With 30% down, those costs eat a third to half of your cash before any gain. So buying at the market price only works if prices run fast. Buying 20% under market puts the gain in on day one. That's what the people making big money do, and it's where AI helps: checking every listing against its neighbours to find the ones priced too low.
| What | Number | Evidence |
|---|---|---|
| A loan you can actually get | Alpha Bank, for people living outside the EU: up to 70% of value, up to 20 years, fixed from 2.70% or Euribor (1.98%) + 1.80-2.00%, plus a 0.60% levy on investment property. Minimum loan €15K. Remote sign-up by video, lawyer as proxy. Eurobank: 65%, 15 years, 3.50-4.20% fixed. | strong the banks' own pages |
| Prices rising off a crash | Bank of Greece apartment index: +9.1% (2024), +8.3% (2025), +5.5% (year to Q2 2026). Prices fell about 40% after 2008. | strong Bank of Greece |
| Island prices | +5.9% a year, Q2 2026. Asking €2,202/m² in Rethymno, €3,102 in Chania. | moderate Spitogatos; city asks weak |
| Airbnb demand | Rethymno: median €29K a year, 71% occupancy, nightly rate €112 (+11% in a year). Chania: €30K, 75% occupancy. | moderate Airbtics, Aug 2026 |
| Tourists | 13.49M arrivals in H1 2026, +15.4%. | strong |
| Airbnb is legal there | Register for a free AMA number. New registrations are frozen only in central Athens and central Thessaloniki. Crete is open. | moderate |
| Tax on the rent | 15% up to €12K, 25% up to €24K. Canada credits the Greek tax. | moderate |
From July 1, 2027, Greece plans to raise the transfer tax for buyers who are tax residents outside the EU from 3% to 15%. On a €90K apartment that's €10,800 more. It's announced and reported by several outlets, but not law yet, and the details are being softened. moderate
What it means: buy and close before about May 2027. Expect a rush of non-EU buyers in early 2027. When you sell, your buyers will mostly be Greek or EU, who still pay 3%.
About a €85K 1-bedroom. Loan €59K at 4.58% over 20 years (€377/month). Full-service manager 20%, Airbnb fee 15%, cleaning, utilities, insurance, property tax, 5% maintenance, Greek rental tax. Sale after 5 years with 3% selling cost and an assumed 15% Greek gains tax. Revenue: "base" = half of Rethymno's median (€14.5K), "good" = €18.9K my judgment. 5-year return on your cash, base revenue / good revenue, before Canadian tax. Treasury bill: +23%. Monthly cash flow: about -€98 (base) to +€50 (good). If rent comes in 30% low, you'd add about €270 a month.
With US$36K (CAD 50K) the same loan reaches only about €54K, which is a studio. Rent covers it (+€39 to +€187 a month), but a studio earns less than our revenue line, so treat US$50K, or a partner, as the real floor my judgment.
| Play | Verdict | Why |
|---|---|---|
| US crew houses near AI data centers | Dies | A foreign-national loan needs a US$100K minimum; the US$3,000 rent was one landlord's quote; companies are opening camps with 1,000+ beds; and it's already mainstream content. |
| Fortaleza, Brazil, off-plan | Only 10%+ under list | Prices +10% (asking) but new builds +4.6-5.6%; unsold stock +26%; you must sell before the keys because non-residents get no mortgage. |
| Agadir, Morocco | Survives as a long let | 60% dirham loan at about 5-5.75%, but national prices only +1.1%, and a long let beats Airbnb there. |
| Bulgaria (Sofia, Varna) | Late | +15.5% a year, but sales fell 22.5% in Q4 2025 and Sofia prices dipped in Q1 2026: the stall signal. Loans for non-EU buyers come only through brokers. |
| Japan ski towns | Cash only | Land values up 28-33% (Hakuba, Nozawa, Furano) strong, but no loans for non-residents, and arrivals are -2.9% in 2026. |
| Egypt Red Sea "0% plans" | Dies | Paying cash gets 30% off, so the plan really costs about 18.7% a year; and you can't resell for 5 years. |
| Goa (NRI/OCI loan 80%) | Dies | Needs prices up 8.8% a year to break even; they're rising about 2.8%. |
| Mérida, Mexico | Dies | Mexico taxes a Canadian 25% of gross rent with no deductions. |
| Phu Quoc, Vietnam | Dies | No unit at this budget; foreign ownership tightening. |
Rethymno listings are +19.5% in a year. Watch: revenue per listing each quarter.
If the Athens/Thessaloniki freeze reaches Crete, new owners can't register. Watch: the housing bill due in November 2026.
Watch the quarterly Bank of Greece index. The earliest top signal is sales falling while prices still rise.
Analysts expect ECB hikes. Fix the rate for 5-10 years at signing.
Best legal lane: US surplus funds. Since the Supreme Court's 2023 Tyler v. Hennepin ruling, former owners are owed what's left over after a tax sale, and finders can take a cut where states allow it. Texas bars non-lawyer fees. Florida caps them at 12%, Indiana and Nevada at 10%. About US$107M a year across 12 states moderate. It's crowded: lead sellers already serve 26,000+ investors weak.
Builder referrals abroad: Dominican builders pay 3-6% for bringing buyers, and no DR licence exists yet moderate. Dubai needs a RERA card. Open question: whether BC's licensing law covers foreign property. Get BCFSA's view in writing before doing this.
Not financial or legal advice. Every number is labelled with how strong its source is. The Crete revenue line and the under-market discount are my judgment until the scan runs.
